Buying Vancouver Real Estate: The Process

Getting pre-approved for a mortgage is an integral part of buying Vancouver Real Estate, if you require financing. It will give us a more realistic expectation of what you can afford and will help us narrow down the search. The Neighbourhood? The Building? The Home? This is where we develop your specific criteria list: Wants & Needs. We'll discuss what is really important to you and find the right property for you. We know the time it takes tracking down and researching a new home or investment property in Vancouver. So where do you start when new properties come to market daily? We have instant access to all Vancouver real estate and our complimentary buying service is readily available to help you track down your perfect property.


We'll organize a tour of the properties on your short list at a time that is convenient to you. This will take place over one or more days to enable you to narrow down your search to your preferred property.


Once you find your dream home, it is time to place an offer! Your offer will include, your proposed purchase price and closing date (this is the date you’ll take possession of your new property). In addition, your offer will include conditions. These conditions include things like your ability to secure financing, a home inspection and the inclusion of certain items you want included with your home like appliances, window treatments or light fixtures. 


Once an offer is accepted by the seller, it is time to do some final work. Here are a few things you will need to do:

  • Do your due diligence by having a home inspection.
  • Read all of the strata documentation if you are buying in a condo or town home development.
  • Secure your mortgage financing.
  • Find a lawyer/notary.

Once subjects have been removed, a firm and binding contract exists; meaning you have legally agreed to buy the home! The deposit is paid across into the trust account at our brokerage within 24 hours of the contract becoming firm. 


Completion usually takes place 2-6 weeks after the subjects are removed. The balance of the purchase price is paid across to the Seller and the title is transferred to the Buyer at the Lawyer or Notary.  You are now the proud owner of your new Vancouver home - congratulations!


Possession date - you get the keys to your new home!  We will be delighted to provide you with post-closing services assisting with your move and more.
